Summary & Background: This request of a contract extension for “time only” is required in order for the Architect of Record to continue to provide architectural and contract administrative services for the Behavioral Health Crisis Center through the construction and warranty phases until the completion of construction project as determined by the County.

 

Pursuant to O.C.G.A. § 43-15-22, the County is limited to using the original architectural firm to update drawings and stamp the construction drawings.

 

Scope of Work: To provide professional architectural and engineering management services, related planning, contract administration, detailed design services and construction phase services.  Services includes, but are not limited to:

 

Ø                     Architectural; Mechanical, Electrical, Plumbing, and Fire Protection (MEPF); Security; Communication; and Structural

Ø                     Design Services

Ø                     Programming and Enhanced Schematic Design 

Ø                     Overall Project Management

Ø                     Design Phases and Construction Phase

Ø                     Warranty

 

Community Impact: If not approved, the citizens would experience impacts to the County’s future and long-term space and service need at this facility.

 

Department Recommendation: The Department of Real Estate and Asset Management recommends approval of a contract extension for the Architect of Record in order to continue architectural and engineering services without disruption to the construction project.

 

On September 7, 2022, the BOC approved Task Order No. 2, BOC Item #22-0639, in the total amount of $739,180.00 with Sizemore Group, LLC, to provide all necessary standby professional services for planning, design, engineering, and assessments for the Fulton County Government Behavioral Health Crisis Center.

The recommended Architect of Record, and Project Management is coordinated by the Department of Real Estate and Asset Building Construction Management Team.

 

Project Implications: The Architect of Record will continue without disruption the design plan and construction management phase for the Fulton County Government Behavioral Health Crisis Center until completion of construction project as determine by the County.

 

Community Issues/Concerns: None of which the Department is aware.

 

Department Issues/Concerns: If this contract extension for the Architect for Record is not approved, it will cause a delay in the construction phase of the Fulton County Behavioral Health Crisis Center. The County does not have the ability or skills to provide standby professional services for architectural and engineering services.
