Request approval to renew an existing contract - Department of Real Estate and Asset Management, 25ITB1393169C-GS, Generator System Maintenance and Repair Services in the total amount not to exceed $135,000.00 with Sage Properties dba Generator Maintenance of Georgia (Covington, GA), to provide on-site preventive generator system maintenance and repair services for Fulton County. This action exercises the first of two renewal options. One renewal option remains. Effective dates: January 1, 2027, through December 31, 2027. (APPROVED UPON ADOPTION OF THE CONSENT AGENDA)

Requirement for Board Action
In accordance with Purchasing Code Section 102-394(6), the Purchasing Department shall present all renewal requests to the Board of Commissioners at least 90 days prior to the contract renewal date or 60 days if the contract term is six (6) months or less.

Summary & Background: This is a time and material contract that furnishes all materials, parts, labor, equipment, and transportation necessary to provide on-site preventive generator system maintenance and repair services for Fulton County. This standby maintenance contract ensures availability of back-up power at thirty-one (31) facilities throughout Fulton County for FY2027.
Scope of Work includes but is not limited to the following:
1. The regular and systematic examination, adjustment, lubrication, replacement, and preventive maintenance of all components including automatic transfer switches.
2. All ordinary wear and tear regardless of cause, do not include internal engine parts.
3. All required tests and written reports.
